A ground mount is the right call in Perth when the roof genuinely cannot do the job and the block has clear, unshaded space to spare. Expect it to add $3,000 to $7,000 over an equivalent roof installation, with the return coming from a better tilt angle, easier cleaning and room to expand rather than from cheaper hardware. For a standard suburban home with usable north-facing roof, the roof still wins on cost. Where the roof is heritage-restricted, structurally limited, heavily shaded or full, ground mounting is worth pricing.

When does a ground mount beat a roof install in Perth?

Four situations make the case:

  • The roof is structurally out of bounds. Asbestos cement sheeting, limited structural capacity, or a heritage listing that restricts penetrations rules the roof out before orientation even matters.
  • Shading that cannot be removed. Mature trees on a neighbouring block, or a two-storey neighbour to the north, are not going anywhere. A ground array can sit in the one clear corner of the property instead.
  • A large block with demand the roof cannot cover. Rural properties around Serpentine-Jarrahdale, Chittering and the Swan Valley often run pumps, sheds and workshops needing more generation than a house roof can carry.
  • The tilt angle is worth chasing. Perth sits at roughly 32 degrees south. A north-facing array set at 25 to 32 degrees collects more across a year than the 10 to 22 degree pitch of a typical Perth roof, worth around 5 to 10 percent in annual yield.

How much land does a ground-mounted array need?

More than the panel area alone. Allow roughly 1.5 to 2 times the panel footprint, so rows do not shade each other at low winter sun angles and there is room to walk around the frame. On a 600 to 800 square metre metro block that space competes with lawn or garden, which is why most suburban ground mounts never proceed.

The site also has to stay clear. Anything that grows above the bottom edge of the panels will shade them, so decide the ground treatment up front. Gravel or rock mulch under and around the array removes the mowing problem and stops rain splashing mud onto the panel undersides. The space beneath a ground array attracts nesting animals too, common enough in Perth's outer suburbs, so specify mesh skirting rather than assuming it.

What goes into the footings and frame?

Fixed-tilt steel or aluminium frames on concrete footings are the standard build, set at 25 to 35 degrees facing north. No moving parts, nothing to service.

A typical residential Perth installation uses four to six footing bores, 300 to 450 millimetres in diameter, at 600 to 900 millimetres deep. Depth follows the soil: Perth's coastal sands need deeper footings than clay or rock further inland. Ground screws are an alternative to poured concrete.

Two other frame types show up in quotes:

  • Manually adjustable frames change tilt seasonally, steeper through winter and shallower through summer. Worth around 10 to 15 percent more generation a year than a fixed frame, in exchange for adjusting it two to four times a year.
  • Single-axis trackers rotate the array east to west through the day and lift annual yield by 20 to 35 percent. At $2,000 to $5,000 extra on a residential system, plus moving parts to maintain, they only make sense on larger arrays.

What do trenching and the cable run add?

The inverter almost always lives on the house, so the DC cabling runs from the array back to it in underground conduit. Budget $300 to $800 for a 20 to 30 metre run. Distance and ground conditions drive that number, and a long run costs a little in voltage drop too, so site the array closer to the switchboard wherever the sun allows.

Fencing is the line item people forget: livestock, children and reversing vehicles all need keeping clear of the array. Basic perimeter fencing runs $500 to $2,000.

Do you need council approval for a ground mount in WA?

Usually yes for the structure itself, and the detail varies by council. A ground-mounted frame is generally treated as a structure rather than as equipment fixed to an existing roof, which brings it under local planning and building rules. Councils look at three things:

  • Setbacks. Typically one metre from side and rear boundaries.
  • Height. Most schemes cap structures between 2.4 and 4 metres, depending on zone and position on the block.
  • Visibility and heritage. An array visible from the street, or a property in a heritage or character area, attracts more scrutiny and sometimes a screening condition.

Talk to your council's planning officer before you sign anything. The answer differs between the City of Swan, the Shire of Serpentine-Jarrahdale and an inner metro council. Separately, the system still needs a Western Power connection application approved before it goes live, exactly as a roof-mounted system does.

How much more does a ground mount cost than a roof install?

Ground mounting typically adds $3,000 to $7,000 over a roof installation:

Against that premium, ground arrays are cheaper to live with. Cleaning and inspection happen at standing height with a hose and a brush, and a damaged panel can be swapped without height safety equipment. Expansion is easier too, since adding a second frame beside the first avoids re-engineering a roof layout.

Where do tilt frames fit, and when are they the answer?

A tilt frame is a mounting structure that raises one edge of a panel to a steeper angle than the roof beneath it. It is a roof product, not a ground product, and it solves a different problem: the roof is usable, but lying too flat or facing the wrong way.

Flat and low-pitch roofs

On a flat or near-flat surface, tilt frames are the standard approach rather than an upgrade. A panel lying at 0 degrees generates roughly 10 to 12 percent less than the same panel at 32 degrees facing north. Perth's residential flat roofs are mostly extensions, granny flats and modern architectural builds; the commercial equivalent is a warehouse roof, where tilt frames are simply how it is done.

Low-pitch Colorbond roofs, usually 5 to 10 degrees, are the borderline case. Lifting panels from about 10 degrees to about 25 degrees is worth roughly 5 to 8 percent a year, and whether that clears the added cost depends on how much roof you are covering. Low-pitch panels also get less rain washing, so dust and droppings sit longer and cleaning becomes a real maintenance item.

Optimal tilt for Perth, and the east-west alternative

Perth's latitude of about 32 degrees south sets the target: panels facing north at close to that angle produce the most across a full year. A flat roof is the one case where you can hit it exactly, because the frame decides the orientation instead of the building.

The alternative is an east-west layout, with alternating rows leaning east and west at around 10 to 15 degrees each way. It fits more panels into the same area and spreads generation across the morning and afternoon instead of concentrating it around midday. North-facing at a proper tilt wins on total annual yield, but east-west can still win economically for a household whose usage sits early and late in the day. Ask for both to be priced.

Wind loading, and why some installers say no

Tilted panels catch wind in a way flush-mounted panels do not. For a standard residential tilt frame, the racking manufacturer's installation specification normally covers the job and no separate engineering certificate is required. Exposed coastal sites, large arrays and non-standard configurations are where an engineer's sign-off gets asked for. Ask which wind classification the frame has been designed to at your address.

Flat roofs carry a second decision. Penetrating systems anchor through the roof membrane, and every penetration has to be flashed and sealed. Ballasted systems use weighted trays and avoid penetrations altogether, which is why they dominate on commercial membrane roofs, but they add dead load, and a timber-framed residential roof may need an engineer to confirm it can carry it.

Added wind load, roof penetrations or extra dead load, plus the warranty exposure if any of it is wrong, is why some Perth installers quote flush-mount only and decline tilt frames on houses. That is not automatically a red flag. It does mean that if your roof needs tilt frames, you want an installer who fits them routinely.

How do you brief an installer so the quotes are comparable?

Non-standard mounting is where quotes stop being comparable, because each installer assumes something different about whatever you left unspecified. Fix the variables yourself:

  1. State the mount type and tilt. "Ground mount, fixed frame, facing north, 30 degrees" removes the biggest single source of variation.
  2. Specify the array location and cable run length. Mark it on a site plan. Trenching priced against a guess is trenching priced wrong.
  3. Ask what is excluded. Fencing, ground treatment, vermin mesh, extra footing excavation in sand, and reinstating the trench line are the usual omissions.
  4. Ask who obtains the approvals. Confirm in writing whether the installer lodges the council and network connection applications, or whether that lands on you.
  5. Ask for the footing detail. Number, diameter and depth of bores, and what happens if the soil comes back different.
  6. For tilt frames, ask for the wind design. Which classification the frame is rated to, and whether an engineering certificate costs extra.

Not every Perth installer quotes ground mounts or tilt frames, and the ones who do it occasionally price the risk in. Start with installers who treat non-standard mounting as normal work: find installers covering your area and put the same brief to each. Then get a quote with the mount type, tilt and array location written in, so the numbers that come back can be compared directly.
